History of the Property:
The property was a cattle farm for many decades and was purchased by the current owners in the 1960’s where it continued to be run as a cattle ranch. It had an internal gravel road that has been in place for over 70 years. In the 1990’s the son (current owner) was keen on protecting land and started a reforestation process. Over 30,000 trees were planted, including Teak, Pochote, Melina, Cocobolo and Ron Ron among others. In August 2008 two wells were officially drilled and registered.
There’s an incredible 90 mt (300ft) waterfall in the middle of the property and a lodge (tree house) with a smaller house sits nearby. There’s also a caretaker home at the entrance of the property.
Location:
A hop, skip and jump away (~2 kms) lays Playa Hermosa, where surfers from all over the world head to for the massive rides (as high as 13 ft), the consistent swells and the clean pristine sands. It provides a great spot for experienced and professional surfers to ride some challenging, hollow and/or fast waves. The incredible rides also make it the perfect home for the Quicksilver International Surf Championships that take place every year in August. Playa Hermosa beach was awarded a Blue Flag award and the nearby Playa Hermosa Wildlife Refuge is home to the nests of sea turtles and local flora and fauna.
The Reserve:
The 49 acre reserve has been set up to protect the rich biodiverse ecology that currently exists in the area:
Water Resources: Safeguarding our water sources, sharing their beauty, conserving surrounding forests
Biological Corridor: Giving nature the space it needs to connect habitats and balance human interactions
Soil Health: Minimizing soil disturbance, ensuring plant diversity, supporting carbon sequestration
Hermosa Falls sits on the first mountain range as you move away from the ocean, leaving you with unobstructed views of the ocean, the town and the farmlands below and beautiful mountains on the back. The property connects with a biodiverse corridor where all sorts of wildlife inhabit, including monkeys, macaws, toucans, wild boars, cougars among the many species identified.

This makes this a $60+ Million dollar project, delivering an ROI of at least 100%. An initial investment of $8.5 Million with construction costs under 50% of total development would leave between $25M and $40M+ profit over 3 years.
Development includes registered lots, water permits, initial infrastructure designs, initial infrastructure construction permits, 3 house designs and entrance designs.
